Selling Your Own Home

Thinking of giving for-sale-by-owner a try for the sale of your home? Some experts estimate that as many as one in four people choose to sell their homes this way, so there must be some simple steps you can take to help you out, which is what we will be exploring here.

For-sale-by-owner (commonly referred to by its acronym FSBO) is still fairly new yet there are serious fiscal benefits to selling your home this way. After all, a real estate brokerage or private agent can charge five per cent, or higher, in commission to sell your house or your Bay Street condos. Deciding if FSBO is right for you is not an easy task, but these tips should help you if you do decide to go it alone in the sale of your home.

A good way to begin is to look around your house and make a list of all of the attractive features that buyers might be looking for. This includes any renovations or upgrades that you have made to the house, such as replacing the water softener, roof, or any other work that has been done. This list might also include features about the location of your home as well. Is it close to schools, grocers, shopping malls and banks? Is it on a subway line or close to the expressway? These are all things to consider when you reach the advertising stage, and it is good for you to know all of the selling features of your home. Keep track of all of these details about your Scarborough real estate or your Texas ranch in order to have all of this info at your fingertips when asked.

Once you've put together a list, it's time to start thinking like a salesperson, or a Burlington Ontario real estate agent, and come up with different sales tactics. This is important because you will need to advertise the sale of your home in classified ads, with posters posted at local community centers and churches, wherever you can get the word out. It is also a good idea to have a little sales pitch put together so that you are armed with dialogue if someone should call to ask questions about the home or show up at your door wanting a tour. The more you know about the home and the more prepared you are for questions about the history, maintenance and general information about the home the better off you will be. The seller of a condo for sale in Scarborough or Scranton may not be prepared to answer these random questions that buyers will be asking, so you will be ahead of the competition.

Budgeting is another crucial step when selling your own home. Develop a budget that is realistic and that you can stick to. This is the only way to make sure that you end up with a profit at the end of the sale. All of the scrimping and saving will pay off, and you can spend the profits how you choose; on a luxurious vacation, a hot new car or one of the new King East condos. There is a ton of information out there on FSBO, online and in print and don't forget if it gets too stressful, seeking the advice of professionals is always an option.
