Beating Out The Competition

Making an offer on a home is both the most exciting and frightening part of the real estate buying process. You have hopefully fallen in love with that Garland or Acton real estate and are hoping that your offer will be the one chosen from all of the others. But it can be difficult to know exactly what type of buyer the seller of that home is looking for. If many offers have been placed on the home than there are lots of different things the seller could consider in their decision. Here are some tips for making your offer stand out from all of the others.

Get pre-approved for your mortgage. Going through the process of finding the right mortgage package for you with the right institution can take time. A seller is more likely to favor your offer on their condo Toronto waterfront side if you already have all of the preliminary work on this done. This way you can also include how much of a down payment you will be putting on the house in your offer statement. This is added assurance for the seller that your offer will not fall through.

Make sure your offer statement includes everything and is easy to read and understand. You want to lay everything out as clearly as possible for the seller and selling agent to understand, from your selling price to the concessions that you are placing on the offer. Don't be afraid to ask for necessary concessions just because you know that your offer is going up against other buyers. If the home needs some repairs or a home inspector, you want to make sure that those things are taken care of. You don't want to end up with ailing Paris Ontario real estate just because you got caught up in a battle with another buyer.

Add a face to your offer and try to make it personal. If you really want to stand out from the crowd, add a little personal information to your offer package. This way the seller is not just selling their home to a stranger. A Garland or Etobicoke real estate agent will tell you that the home selling process can be very difficult, as people become very attached to their house. It can make everything a little easier if they believe their home is going into good hands.

The last thing is to make sure that you have a quality buyer's agent working on your side. After the offer of purchase has been sent in, all of the negotiations will be done verbally. This is usually done through the two real estate agents. Make sure that your agent knows exactly what you want and hopefully soon you will be moving into that new home in Islington Village or here in Garland.
